Terms and Conditions
Arcadia Cliff house is rented on a self-catering basis and can accommodate a maximum of 10 people. A baby cot is available at no extra cost.
The house has 5 double bedrooms, each with an en-suite bathroom.
Bedding and mosquito nets are provided along with kitchen and dining utensils, plates, glasses etc. All bedrooms have ceiling fans and many windows, giving lots of ventilation. There are lockable safe boxes for storing valuables in each bedroom.
The minimum rent per night is US$ 300 (for up to 5 people).
For additional guests (above 5) add US$ 50 pp/pn.
Children under two are free and children between 2 and 12 years are charged at half price.
Please check our different rates for the Peak season (Christmas/New Year).
We can also offer full catering at a daily charge, menu by arrangement. We can alternatively provide the Chef and you buy your own food.
Check in time is 2pm on arrival day.
Check out time is 10am on day of departure.
Early check ins and late check outs can sometimes be arranged to fit in with your travel plans, provided there isn’t any clash with another guest arrival or departure. These requests should be made in advance with the managers. A day fee of up to 50% of the daily rate will apply to each.
If you have a smartphone or other internet device you will be pleased to know that hi-speed internet access is being provided.
There are 3 main supermarkets in Diani Beach and numerous small stalls and shops selling fresh local vegetables & fruits in Kwale town.
Staff
The Cliff House provides housekeeping services and this is included in the rate quoted. They arrange the cleaning of the house and the pool on a daily basis.
This work is done between 8am – 1 pm.
A Chef can be available from 7.30am – 8pm with 2 breaks (morning and afternoon) of 2 hours each.
In the event you would like your staff to work later than these times, please first ask them if that’s OK; then inform the Manager; then be prepared to pay a surcharge to the staff plus provide them with a taxi home. Since our charges are based on the number of nights you stay in the house, the cook will not automatically be booked for you on the day of your departure. If you wish to have the cook come in to make breakfast or other foods on this day, an additional surcharge of Ksh. 1,000/- must be paid to the Manager.
Breakages
When you arrive, you will find we have provided the requisite glassware, crockery and cutlery, kitchenware etc., plus bedding, towels, mosquito nets, beach/pool towels and other household items for your comfort. Please be aware that in the event any of these are damaged, broken or go missing during your stay, you will be asked to pay the relevant replacement cost for that item(s). The basic principal is: the items in the house should be left in the same good repair as they were when you arrived.
Transport
We can arrange a transfer from the Mombasa airport or Railway Station to Arcadia Cliff House if you let us know your arrival time. At the time of writing, a taxi costs 7,000/- and a minibus 10,000/- from Mombasa airport. The Diani/Ukunda airstrip is about 45 min. from Arcadia Cliff House. Choose whichever vehicle you need depending on how many are in your group –we will book it for you and you just pay the driver direct.
Bookings
Please note that an inquiry is treated as an inquiry until it is confirmed by payment of a deposit. We operate on a strict ‘first come, first served’ policy and only upon receipt of the deposit will we be able to confirm your booking. Our minimum booking is 2 nights at any time of the year except for Xmas/New Year and Easter (3 nights).
Payment Schedule
As a potential guest, you will need to pay a non-refundable deposit of 50% to secure your booking. The balance may be paid up to 3 days prior to arrival.
Bank to bank transfer or PayPal are our preferred methods of payment.
Account details will be provided when you are ready to proceed with the booking.
Note that forex rates vary from bank to bank and that any online exchange rate information may not match the actual bank rates given by your bank.
Our rates are quoted in Euro’s/Kenya shillings and it is your responsibility to ensure that if you are paying in another currency, the net amount credited to our bank account must equal the quoted Euro/Kenya shillings amount. Some banks transfer funds via an Intermediary bank and if so, their fees typically reduce the net amount received by US$25-$30.
Please send us a copy of the bank transfer document to enable us to track and identify the payment when it arrives at our account.
Cancellation Policy
You will note that the deposit is specified as ‘non-refundable’.
We only make refunds if exceptional circumstances occur at your end – e.g. substantial medical problem or death in the family, car and plane crashes, volcano eruption or a tsunami hitting us (or you)… that sort of thing. Also it is SUBJECT TO our receiving written notice of cancellation not later than 7 days before the booked arrival date AND provided we manage to re-let the House to another client. In such instances, we will refund 90% of the deposit and withhold 10% as an administration fee. If the booking is canceled later than that deadline there will be no refund. With bookings for the period over Christmas and/or New Year, no refund will be made if the booking is cancelled within 28 days of the booking arrival date.
Security
The management will do whatever they can to make your stay in Arcadia Cliff House as pleasant as possible and our security is good. However, petty theft is common in Kenya so please help us by taking care of your possessions and ensuring you have adequate insurance.
Also, please be aware that the provision of electricity by the national power company (KPLC) is erratic and often unstable. It is not unusual to have power blackouts, brown-outs (low voltage) or ‘spikes’ of up to 350 – 400 volts coming through the grid. Spikes play havoc with all electrical equipment and you are strongly advised to take care when charging phones and laptops and never leave them plugged in overnight or for longer than is absolutely necessary. If the power spikes when they are connected, they can be completely destroyed.
Insurance and care of your possessions is your responsibility and we take no liability whatsoever for any loss, damage or other claim.
